The 10.5-acre lot at Route 59 and 103rd Street that sat undeveloped for years is becoming a 102,000-square-foot luxury fitness campus, and Naperville residents can already put their names on the waitlist.

Life Time, the Minnesota-based athletic club chain, confirmed it will open its newest location at 4111 Tower Court in early 2027, NCTV17 reporter Natalie Fopma reported Monday, August 3. The facility will be the company's 17th in the Chicago area and its first in Naperville, occupying a previously undeveloped portion of a larger 24-acre mixed-use development along the Route 59 corridor.

The club will carry Life Time's top-tier "Signature" membership classification. Amenities listed on the company's Naperville waitlist page include indoor and outdoor pools with waterslides, cabanas, and a bistro; four indoor and four outdoor pickleball courts; more than 40 group fitness class formats across five dedicated studios; a full hydrotherapy suite with sauna, steam room, whirlpool, and cold plunge; spa and salon services; a lounge and café; and childcare for children ages three months to 11 years.

Chicago-based Power Construction is the general contractor. The firm has already poured more than 1,000 cubic yards of concrete for the 55,000-square-foot foundation, and the exterior pickleball courts use post-tensioned slabs-on-grade, which the builder calls an uncommon Midwest choice that improves durability in freeze-thaw conditions.

Construction is underway.

The opening will add another major project to a stretch of south Naperville seeing new investment. The city approved a separate affordable senior and IDD housing development on 6.1 acres of city-owned land southwest of the same intersection in April 2025, with completion expected by the end of 2028. Life Time's most recent Chicago-area opening was Life Time North Shore in Northbrook, which launched in June and hosted a Major League Pickleball event July 26.

A Life Time representative told NCTV17 that pricing and presale details are still being finalized. Residents interested in early membership can sign up on the company's waitlist page.
